Traditionally, spring is the season when the housing market picks up.
An increase in the number of buyers, helping boost the number of sales agree, points to a much stronger market in the coming months.

City bonuses have ignited the housing market in London.
Big houses are selling fast, often going to sealed bids.
In one case a property was reported to have attracted 33 bids.

Furthermore, the growth that started in the prime areas of London is showing signs of spreading out across the rest of the capital.

London continues to be the engine for national house price growth with values in the capital moving 1.2% higher over the month and by over 3% over the last quarter.
In contrast, growth in the regions away from the south of England has totaled less than 0.5% over the last three months.

The strong performance by London is down to an on-going mismatch between the number of homes coming to the market for sale and the growth in demand.
The Hometrack index shows the supply of homes for sale has grown by 14% over the last quarter, whilst demand has grown in excess of 50%.

Incomes are rising, interest rates are low, employment remains high, the demand for homes is growing with immigration and the creation of new households, and new house building still struggles to keep up with demand.

On the supply side, estate agents are reporting some increased levels of supply on their books as new sellers come to market perhaps encouraged by the recent upturn in prices.

But supply is still at a relatively low level and in spite of strong buyer interest, this, coupled with higher house prices choking off some demand, suggests that activity will fall towards its longer term average over the coming months.

Capital Economics’ Ed Stansfield commented: “There is clearly still some appetite for buying at these high prices and banks and building societies seem to be keener than ever to lend the money.
As long as interest rates remain low nothing too bad can happen.”

In the basement is a hypnotic installation of life-size elderly state leaders, past and present, including Archbishop Makarios and Fidel Castro. These ancient characters are displayed in their declining years slumped in motorised wheelchairs. They move and collide randomly in the space providing a strangely mesmerising display.

Outside on the plaza is an open air café and on Saturdays in the plaza there is Chelsea market – a veritable bustling melee of stalls cooking and selling delicacies from many of the major cuisines of the world. The aroma from the wonderful food permeates the square where you can buy delicious produce such as French cheeses, juices, Middle Eastern, Thai and Spanish food, as well as organic meat, whole food wraps and good Olde English pies.

Renting Out Your Property â?? New Landlords

If you canâ??t sell your house or if you donâ??t want to sell it at a rock bottom price (especially if youâ??re not buying somewhere else) then you may have to become a landlord.  This scenario is not uncommon for those whose employment relocates or those who have new commitments outside their home area. 

The tricky start is that you already have a property to rent.  Professional landlords buy a property having researched the local area and know what their target tenants are: students near a university, professionals near the city, etc.  However, as your starting point is your property you will need to research what tenants are likely to be attracted to your house and then mould your property accordingly.

Contact your mortgage provider to check whether you need to switch to a buy-to-let loan or whether you can continue with your current mortgage.  You will also need to notify your insurers who will need to change the policy.

This figure also needs to cover gas and electricity safety certificates, repairs and maintenance.

You may need to be flexible on the rental payments â?? itâ??s better to have good tenants at a slightly lower rate, rather than an empty property, or tenants that say theyâ??ll pay but then donâ??t pay.

The key to renting out your home is to view your property as the tool for business.  Look after it and attract and maintain good tenants.  Do your homework, be prepared to put some time and energy into the business and make it work.
